They’re best at helping first-time buyers who are still new to the market. 

With them, you’ll only ever need to talk to a single broker, who’ll handle everything as long as you provide all the necessary documents. However, because of the number of clients they see daily, it can be difficult to reach them.

Additionally, they aim to cater to a wide range of income levels by offering a mortgage with as little as a 5% deposit. 

Impressively, if you’re confident you found a better deal, they’ll give you £500 with no questions asked.

However, as an independent broker, they charge £375 for residential homes and £495 for buy-to-let properties. Still, I like that any initial discussion before the process starts, as well as advice given, is free of charge. 

Clients can choose to borrow from them or connect with their fellow lenders. Other clients rave about them, as they were able to secure a reasonable loan from a private lender after being rejected by traditional banks. 

Innovative also makes the process simple for self-employed individuals by simply requiring them to provide the information each private lender seeks, such as proof of income and years of self-employment. 

Additionally, they even offer bridging or short-term borrowing for up to 12 months.

What I love most about Northern Standard Mortgages is that I can secure a mortgage with as little as 5% of the property value I’m aiming for. They’re perfect for smaller incomes and can even work with buy-to-let properties. 

Northern Standard doesn’t just work with individuals, but they are also great for experienced landlords and limited companies. 

They work closely with lenders to calculate a reasonable loan amount for buy-to-let properties and typically require a 25% deposit. 

There are three payment methods available here, and they offer great advice to those who might need them. The repayment method is the most common and best for those who can cover their capital and interest in monthly payments. 

They also offer interest-only and part-and-part payments, which are more suited for higher-income individuals. 


Despite these impressive services, they don’t publish their rates publicly. Clients may find it difficult to gauge if they have enough money for down payments.

Myles Mortgages is a private firm with a team of experts who aid first-time buyers. I love that they’re legally compliant and registered with the FCA.

Their founder, Luke Mullin, is an expert with buy-to-let cases. With his expertise, he was able to provide reasonable pricing for these types of loans. 

Additionally, I had a great discussion with Leigh Meredith, their Mortgage and Insurance Adviser. She was always there to answer any question I had and provide useful insights into the market. 

I love that they’re hands-on with their clients, guiding them through each step. Some of the clients I’ve spoken to got the hang of the whole process after a few appointments. 

Mortgages here may incur arrangement fees, but these are fairly priced at around £225. Aside from aiding in mortgage setup, they can also help with the remortgage process. 

However, due to their small team, consultations may not always be available.
